    Multi-chambered uPVC frame

    The same three-to-five chamber profile we use on operable windows — over-engineered for a sash that never has to move. Thermal insulation stays at its theoretical maximum.

    Permanent EPDM glazing seal

    The glass is bedded into a continuous rubber gasket and pressed in from both faces. No air gap, no service interval, no draught — for the life of the frame.

    Integral drainage channel

    Even with no opening sash, rainwater that hits the glass needs somewhere to go. A drainage channel along the bottom of the frame routes water out through hidden weep holes.

    Optional Georgian bars

    Decorative mullions inserted between the panes — 6-over-6, 4-over-4, or bespoke layouts. The cottage look with modern uPVC performance.

The default. Single uninterrupted glass plane. Cleanest line, lowest cost, fastest to fabricate.

Glass options

Glass is most of a fixed window

Because the frame is so minimal on a fixed window, the glass choice does almost all the visual and thermal work. Choose carefully.

Clear

Maximum light transmission. The right default for stairwells, ceiling-height elevations, and any room facing east or north.

Tinted

Green, grey or bronze. Mandatory for large fixed panels facing west — cuts solar gain and protects furniture from UV fade.

Glass bedded both sides

Every Mason fixed pane is bedded into EPDM gasket on the inside and outside face. Most installers skip the outer bead — that's where leaks start in year three.

Drainage tested before despatch

Our QC process includes a water test on every fixed frame: we pour water against the bottom of the closed pane and confirm it exits through the weep holes, not into the wall.

CNC-cut custom shapes

Arched, circular, and trapezoidal shapes are CNC-cut from our profile stock — not hand-sawn on site. Geometry stays true, joints close cleanly, the silicone bead is the thinnest you've seen.

Are fixed uPVC windows just glass panels?

No — they have the same multi-chambered uPVC frame, EPDM gasket and weather seal as our operable windows. The difference is no hinges or rollers — the sash is permanently sealed shut. This makes them the most thermally efficient and weather-tight option.

When should I choose fixed instead of sliding or casement?

Choose fixed when ventilation isn't required — stairwells, double-height elevations, fixed sidelights flanking a French door, or above-counter kitchen windows. Fixed gives you the maximum glass area at the lowest price with the tightest seal.

Can fixed windows have Georgian bars?

Yes. Georgian bars are decorative mullions inserted between the panes to divide the glass into smaller rectangles — the look of a traditional cottage window with the performance of modern uPVC. Common configurations include 6-over-6, 4-over-4, and bespoke layouts.

Can fixed windows be arched or circular?

Yes. Mason fabricates arched (round-top), semi-circular, full-circle and trapezoidal fixed windows. Custom shapes are CNC-cut at our Patancheru workshop and quoted on the project. Toughened glass is standard on any non-rectangular shape.

How large can a single fixed pane be?

A single fixed pane is typically fabricated up to about 1500×2400mm. Beyond that, we split the opening with a uPVC transom (horizontal bar) or mullion (vertical bar) and treat it as a combination window — see our combination windows product.
